Record when the damage appears
Note whether marks follow rain, shower use or long periods with the apartment closed. Photograph the affected room and the corresponding exterior where safely accessible. Smell, peeling paint and recurring stains help describe the problem but cannot replace a professional inspection.

Repair the cause before covering the surface
Painting over a wet or salt-contaminated base can lead to another failure. The repair may involve drainage, sealing, ventilation or pipework before cleaning, drying and compatible finishing. A crack that changes or keeps returning needs assessment rather than simply filling it again.
Specify an exterior system, not just a colour
Ask what substrate preparation, primer and finishing coats are included, and follow the chosen manufacturer’s conditions. Treat corroded fixings and vulnerable junctions as separate details. Provide previous repair information: knowing what has already failed helps avoid repeating an unsuitable solution.
