How to read an itemised renovation quotation
An itemised quotation explains what the total buys. Comparing only the final figure hides differences in quantities, preparation and materials. Put proposals on the same scope first, then compare price, sequencing and responsibilities with the contractor.

Read the description and unit together
Each item should identify the work, quantity, specification and whether supply and installation are included. For example, floor tiles may be supplied by the owner while adhesive, preparation and skirting are priced separately. Check area measurements and assumptions instead of treating every square-metre rate as equivalent.

Locate exclusions and provisional decisions
Identify items dependent on opening up, final measurement or product selection. Ask how those amounts will be confirmed and who authorises changes. A transparent exclusion is better than an apparent fixed total that silently omits necessary work. Keep optional upgrades apart from the baseline proposal.
Check coordination and completion
Clarify who orders materials, coordinates trades and protects occupied areas. Link payments and reviews to agreed milestones rather than assumptions. Before accepting a variation, record its scope, price and programme effect. At handover, reconcile outstanding items with the original quote and approved changes, so completion is defined by the agreed work.
