Renovating an apartment in a shared building

Renovating an apartment inside a shared building involves more than the private rooms. Deliveries, dust, noise and waste pass through common areas. This guide concerns organising a private renovation; work commissioned for communal property needs its own scope and approvals.

Clarify building rules before fixing dates

Ask the administrator about work hours, lift use and protection of shared routes. Identify whether the proposal touches façades, structural elements or communal services. Private building arrangements and council procedures are separate checks; neither should be assumed to replace the other. Avoid ordering work that depends on unresolved permissions.

  • Permitted working times
  • Lift size and protection
  • Delivery route
  • Waste collection
  • Nearby shared installations

Plan each movement through the building

Record floor, stair dimensions and unloading distance for bulky materials. Agree how corridors will remain clear and who restores protection and cleanliness daily. Schedule large deliveries rather than storing them in landings. Where interruptions to shared services are necessary, the responsible parties must organise them in advance.

Include access responsibilities in the quotation

State who coordinates keys, deliveries, cleaning and any required notices. Photograph common routes before work without collecting personal details, then review their condition at completion. If the scope changes towards shared elements, stop and resolve the relevant permissions. Good organisation protects both the project and neighbours’ ordinary use of the building.
